Leveling is the repair that fixes the other repairs
A mobile home sits on a steel frame and a set of piers, not a poured foundation, and that frame settles at a different pace than a stick-built house does. Ground movement in this soil often shows up first as a door that used to close easily now catching on its frame, or a window that will not sit flush in its track anymore. Those symptoms are usually not the door or the window, they are the frame moving underneath them.
Leveling resets the piers and the frame to where they should be, which is why it comes before anything else on the list. A frame that is out of level fights a new roof, new skirting and new siding the same way it fought the old ones, so leveling first is what makes the work that follows actually hold.
Skirting, and what is living under there
Skirting does more than hide the space underneath a mobile home from view. It manages what happens down there, ventilation, moisture, and what can get in. Skirting with gaps, cracked panels, or a section kicked in near the ground gives pests and standing moisture a way in, and moisture under a mobile home does not stay under it for long.
Replacing or repairing skirting is also a chance to see what is actually under there, ductwork, water lines, the underside of the flooring, before new panels go back up and close it off again for another few years.
Roofs, siding and windows on a metal-framed home are not a stick-build job
A mobile home's roof, siding and window openings are built into a metal frame, not stick framed lumber, and that changes how each repair gets done. Fasteners, flashing and the way a window opening is trimmed out all have to match the frame instead of treating it like wood.
